This is Mike. After 40 years in real estate, home building, renovations, and helping thousands of homeowners prepare their properties for sale, he knows houses from the inside out, what makes a home look its best, what needs fixing, and, perhaps most importantly, how to get the job done properly.
Now semi-retired from real estate, Michael Elmenhoff is bringing all that experience to a smaller scale. He’s happy to take on the jobs that are too small for a contractor but too time-consuming or fiddly to tackle yourself. From painting and plastering to repairs, touch-ups, installations, adjustments, and all those elusive nagging household jobs that have somehow been sitting on your list for far too long, he’s here to take care of them. One Project at a Time

He’s a particularly good fit for homeowners who want someone experienced, capable, and straightforward. He’s friendly, hardworking, practical, and remarkably unflappable—and after four decades of renovating homes and solving problems, very little surprises him.
Whether your walls need some attention, a room needs painting, something needs fixing, or you simply have a collection of jobs that are all over the map, he’ll arrive ready to get to work.
Mike takes on small to medium-sized residential projects in Toronto’s west end, generally from Yonge St. to High Park, and south of Bloor to Lakeshore. His hourly rate is $60, with a four-hour minimum.
Mike has a soft spot for seniors and devoted dog lovers—so he offers them a 10% discount. (The dog gets paid in cookies.)
If a job turns out to be a little more involved than expected, he’ll always talk it through with you first—no hidden costs, no surprise add-ons. His time includes the work itself, along with reasonable preparation, clean-up, supply runs, and the driving involved in picking up what’s needed.

In-Person Estimates
For projects that require an in-person assessment, there is a $50 cash estimate fee, which is applied in full toward the cost of the job if you decide to hire Mike.
This covers his time to visit, assess the work, and provide an accurate estimate—so there are no surprises once the project begins.
A schedule that works
As a semi-retired professional, Mike keeps a focused workday of about six hours, with both small and larger projects beginning at noon.
Larger projects are typically scheduled from noon to 6 p.m., while smaller jobs have a four-hour minimum and generally run from noon to 4 p.m. This allows ample time to properly prepare, complete the work, and leave everything clean and tidy when he’s finished.
On most weeks, Saturday evening through Sunday evening is reserved as sacred family time.

When the Job Calls for a Specialist
Some jobs might need an extra set of hands, or a particular skill set. If your project requires a specialist, such as an expert tiler, window installer, or another highly skilled tradesperson, Mike can arrange to bring the right person on board. He’ll make the introductions and if needed, work alongside them to make sure the job runs smoothly from start to finish. Specialist labour is an additional cost, of course, but you won’t have to worry about managing another contractor yourself. Mike will take care of that part, too.
